Three facts that change the job

  • A licence above A$3,300 Queensland's regulator says a licence is needed for building work valued over A$3,300, and the Act counts the cost of the materials in that value. Ask any provider which licence they hold and what it covers before you agree a price.
  • Stumps are insured work The regulator's Regulation lists replacing a stump among the building work that its home warranty scheme covers when a licensed contractor does it. The regulator says the cover is compulsory for residential work valued at more than A$3,300, including materials, labour and GST, and pays up to A$200,000 on claims for 6 years and 6 months.
  • Approvals are yours to check The regulator says it is the homeowner's responsibility to make sure the right building approvals are in place before work starts. Ask the provider who will lodge what, and whether the job needs an approval at all.

The City says its results refer to riverine or regional flooding only, do not cover local flash flooding, and do not show the flood extent, so the search gives a level for one lot and not a picture of the street.
